Own a Suite
The Sullivan is built for people who come back — for gamedays, graduations, reunions, and the weekends in between. Own one of eight residences, use it whenever you like, and let us handle everything else the rest of the year.
Eight fully furnished residences, delivered turnkey to a hotel standard. Yours to use whenever you’re in town, with a private entrance, dedicated elevator, and the club downstairs.
When you’re not here, The Sullivan rents, manages, and maintains your suite — housekeeping, guest service, turnover, and repairs — and you share in the income it earns. Block the dates you want; we take care of the rest.
Every owner is a member of The Sullivan Club — the restaurant and lounge at street level, the rooftop above, and the full calendar of gameday and members’ events.
The Residences
Every suite has a full kitchen, a living area, a private balcony, and furnishings worth settling into — from a quiet one-bedroom for a solo escape to a penthouse made for a full weekend.
Just right for a solo visit or a weekend for two — an open living room and kitchen, and the easiest way into ownership at The Sullivan.
Room for the family or the foursome, with a full living area and bedrooms made for a long, easy weekend.
Two top-floor penthouses — a three-bedroom and a two-bedroom — the place to gather everyone for a gameday weekend, and the most sought-after addresses in the building.

The Sullivan Club
The heart of The Sullivan — a club at street level and a lounge on the roof. Included with every residence, and open by invitation to a limited number of members beyond the building.
The main level is a speakeasy-style restaurant and lounge — low light, top shelf, the kind of room you don’t leave early. The rooftop has the best views downtown and runs as an extension of it. Whether you’re hosting client lunches, attending exclusive gameday events, or enjoying time with friends, it’s the room you’ll keep coming back to. Opening summer 2027.
The rooftop is where the best nights happen — gameday parties, season kickoffs, and champagne soirées with names like Veuve Clicquot. Four thousand square feet of unobstructed Kirkwood and campus views below.
The 2027 Season
A calendar built around game weekends and long summer evenings — Friday nights in the club, Saturdays on the rooftop, and a dinner worth dressing for. Owners and members first; a limited number of seats released to the waitlist. Dates follow the 2027 schedule.
September · Kickoff Weekend
The season opens the night before it does. Cocktails, a live set in the club, and the whole room raising a glass to a new year of Hoosier football.
September · Home Opener
First gameday of the year, four floors up — brunch, bloody marys, and the game on every screen as the Hoosiers take the field at home.
October · Wine Dinner
An intimate evening with our chef — a five-course tasting menu, each plate poured against a bottle worth lingering over. One long table, twenty seats.
October · Marquee Weekend
The party of the season. A Veuve Clicquot takeover on the rooftop: yellow umbrellas, champagne on ice, and the best seat in Bloomington for the biggest game of the year.
November · Bucket Weekend
The night before the Bucket. Old friends, a full bar, and the kind of evening that makes a rivalry weekend feel like a homecoming.
November · vs Purdue
The regular season’s last stand against Purdue. Watch it together on the roof, then raise a glass to a fall none of us will forget.
